Here’s a comprehensive list of the top questions to ask when meeting with us, or any prospective contractors for your home improvement project, commercial space, or kitchen renovation. 

1. Are You a Licenced Contractor with Insurance? Are Your Subtrades Insured?

This may seem like the most basic question, but it’s essential. Ask for proof of business licence, contracting licence, general liability insurance, and workers’ compensation coverage. A licensed contractor is more likely to be accountable and part of professional associations, which is always a good sign. The same thing goes for any subtrades you or your contractor brings on. 

2. What Experience Do You Have with Similar Projects?

Whether it’s kitchen & bathroom upgrades, custom cabinet installations, or larger commercial renovations, you want someone with solid years of experience in your type of work. A good contractor should be able to walk you through examples of similar projects and speak confidently on the scope of work, client experience and all the little details that come along with a renovation like impact on the homeowners, how they dealt with surprises or issues.

3. Can You Provide a List of References and Show Online Reviews?

Reviews are really important these days. Reach out to previous clients to get a true sense of what the client experience is like. Ask how the contractor handled unexpected problems or changes to the original plan. While this may seem extreme for some, but you can also check the Better Business Bureau and online reviews can also reveal important insights into a contractor’s good reputation or potential issues.

Red Flag: Reviews are a very common thing to ask for nowadays. If a business doesn’t have any reviews, that could also be a warning sign that they’re not completing work or feel confident to ask for reviews after completion. Sometimes no reviews are just as telling as bad ones. 

4. What Is the Payment Schedule?

Clarity around the payment schedule is key to avoiding misunderstandings. A reputable contractor will never ask for full payment upfront. Instead, they’ll provide a clear outline of progress payments, with the final payment due once the project is complete.

As a safeguard, request a lien waiver with the final payment to confirm that all subcontractors have been paid.

6. How Do You Handle Change Orders and Additional Work?

Changes happen. You might decide to add decorative accents during construction or upon demolition, electrical work needs to be updated. Find out how the contractor handles change orders, project costs, and additional work to avoid surprise expenses later. An honest contractor will make you aware of these possibilities because they’re common and need to be considered. 

7. Can You Provide an Itemized Bid and a Written Contract?

Always ask for an itemized bid that breaks down costs for labour, materials, and any additional fees. This should be followed by a written contract that outlines the scope of work, timelines including the completion date, payment terms, and warranty details like any manufacturer’s warranty on products.

Red Flag: A contract protects both parties. A contractor that stays organized and protects themselves as well is a good sign. If they’re eager to start without a contract, we’d question why they don’t feel the need to provide one. 

8. What Permits Are Required for My Project?

A quality contractor will be knowledgeable about which building permits or common permits are needed for your specific renovation, especially when it comes to structural changes. They should take care of obtaining the permits themselves, as part of their service.

9. What’s Your Job Site Management Like?

Ask how the job site will be managed. Will it be kept tidy and safe? What hours will workers be present? Understanding expectations in advance is especially helpful if you’ll remain in the home during the work.

10. What Happens If There Are Delays or Disputes?

Delays can happen due to weather, material shortages, or other factors. It’s wise to ask how the contractor handles setbacks and whether their contract includes buffer time or dispute resolution options.

Bonus: Trust Your Instincts

Sometimes the most important questions are unspoken. Do you feel heard? Do they communicate clearly and respectfully? Are they going above and beyond providing you with valuable information? A good general contractor will make you feel like your project is in good hands from day one. If it feels off, there’s probably a reason.
